These Terms of Service ("Terms") govern your use of sfvsellersonlyagent.com ("the Site"), operated by Connor MacIvor (DRE #01238257) under Sync Brokerage. By accessing or using the Site you agree to these Terms.

2. What the Site is
The Site is an informational website for California homeowners in the San Fernando Valley who are considering selling their home. It introduces the Fair Fixed Fee™ Real Estate approach (a flat $17,000 listing fee, with all other costs separately negotiable) and provides a way to request a free property analysis or schedule a no-pressure consultation.
3. Not legal, tax, or financial advice
Content on the Site is for general information only. It is not legal, tax, accounting, or financial advice. Real estate transactions involve significant decisions; you are encouraged to consult appropriate professionals before taking action based on anything you read here.
4. Real estate brokerage disclosure
All real estate services offered through the Site are provided by Connor MacIvor as a salesperson licensed in California (DRE #01238257) acting under the authority of his broker, Sync Brokerage. The Fair Fixed Fee™ arrangement is a flat fee for listing services; all other costs (including buyer's agent compensation, escrow, title, inspections, and lender fees) are separately negotiable between you and the relevant parties.
5. Trademarks
Seller's Only Agent™ and Fair Fixed Fee™ are trademarks of Connor MacIvor. All other trademarks shown on the Site (including any brokerage names, MLS logos, or third-party software names) are the property of their respective owners.
6. Equal Housing Opportunity
The Site and the services described comply with the Federal Fair Housing Act and California's Unruh Civil Rights Act. We do not discriminate against any person on the basis of race, color, religion, sex, sexual orientation, gender identity, marital status, national origin, ancestry, familial status, source of income, disability, veteran or military status, genetic information, or any other characteristic protected by law.
7. Use of the Site
You agree to use the Site only for lawful purposes. You will not:
- Submit false, misleading, or fraudulent information through any form or chat on the Site
- Attempt to interfere with the Site's operation or security
- Use any automated system to scrape, copy, or extract content from the Site
- Use the Site to harass, threaten, or defame any person
8. NAR settlement context
Following the 2024 settlement of the National Association of Realtors (NAR) commission antitrust litigation, the historical practice of listing brokers automatically offering buyer's-agent compensation has changed. Fair Fixed Fee™ was designed in light of these changes to give sellers clarity and choice. Nothing on the Site overstates or characterizes the fees charged by any other real estate professional; sellers are encouraged to compare and negotiate freely.
9. SMS messaging (if applicable)
The Site does not collect phone numbers or SMS opt-in consent. If you separately choose to opt in to SMS by texting our published phone number with a START keyword: message and data rates may apply, frequency will vary, and you may reply STOP at any time to unsubscribe. We will never sell or transfer your phone number to any third party.
10. Privacy
Your use of the Site is also governed by our Privacy Policy.
11. Not a solicitation of properties already listed
If your home is currently listed for sale with another broker, please disregard any outreach from us. Nothing on this Site is intended as a solicitation of property already listed for sale with another broker.
12. Disclaimer of warranties
The Site is provided on an "as is" and "as available" basis. We make no warranties, express or implied, regarding the Site's content, including warranties of merchantability, fitness for a particular purpose, or non-infringement. Real estate market conditions, comparable sales data, and any neighborhood-specific information referenced on the Site are believed accurate but are not guaranteed.
13. Limitation of liability
To the maximum extent permitted by law, Connor MacIvor and Sync Brokerage are not liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Site, even if advised of the possibility of such damages.
14. Governing law
These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws provisions. Any dispute arising under these Terms shall be brought exclusively in the state or federal courts located in Los Angeles County, California.
15. Changes to these Terms
We may update these Terms from time to time. The "Last updated" date at the top of this page will reflect the most recent revision. Continued use of the Site after an update constitutes acceptance of the revised Terms.
